Once you've completed Olgierd's first two wishes, it's time for his final one: bring him the violet rose he gave to Iris, his wife. You're heading to the same Von Everec Estate where you woke the long-dead Vlodimir for the Dead Man's Party quest. Except, you're heading to the left to find a thief calling out to his friend. It doesn't matter what you say to the thief, as he'll run off regardless, leaving you to investigate the estate.
Ignore the optional investigations, as you just need to approach the front door of the manor, where you can find a trail with your Witcher Senses that can be followed to the back of the garden. It's here that you'll find the Caretaker, your first boss fight.
The Caretaker is no joke, and he's as fierce as he is terrifying to look at. If you get hit by the Caretaker, he will heal, so you're going to want to use dodges and parries and Quen to absorb the damage in case you mistime your attacks and evades.
The Caretaker will also summon dead spirits, which you need to kill, because if he kills them, he will heal back the damage you're trying to dish out. Just focus on your dodges and know when to attack, and he should fall down in no time.
When the Caretaker dies and you take control of Geralt, make sure you pick up the Caretaker's Spade, which is a unique weapon by his corpse.
You can also head southeast to find an Ornamented Brush item in the destroyed gazebo.
