One of Olgierd's remaining wishes is to get Borsodi's House in The Witcher 3: Hearts of Stone, but it's not as simple as getting a mere mortgage. The Open Sesame! quest has quite a few secrets, missables, and important dialogue choices to make, which is why you can follow along with the walkthrough below to ensure you get the best possible outcome from the Open Sesame mission.

You need to go to the Borsodi Auction House in the north district of Oxenfurt. Once here, speak with the guards, and no matter what you say, Vimmie Vivaldi will interrupt and invite you inside as a guest. Speak with Vivaldi and head to the upper floor of the auction house, where he will introduce you to three of his friends.
Vivaldi has four friends he'd like you to meet, and you should interact with all of them instead of skipping them by sitting down. Each of these friends offers interesting insights and missable items you can't get anywhere else, and we'll start with Yaromir.
On top of the stairs, inspecting the paintings, is Yaromir. Yaromir will ask which of the paintings is the handiwork of Edward van der Knoob, the master from Maribor. The answer is [Indicate the portrait of the merchant]. Yaromir will be impressed and give you a tip that there is a Van Rogh painting up for auction that you should buy for a tidy profit.
To avoid Vivaldi from bidding on the painting, make sure you tell him "Nothin' special." when he asks what Yaromir told you.
Gazing out the window is Countess Mignole, and the first thing you should do is say, "Where'd you develop this interest in witchers' things?" This will allow you to browse her wares and purchase four Diagrams for the Viper Armor and Weapons, which will cost a total of 1,180 Crowns. You can't get these items anywhere else or outside the mission, so it's essential that you buy them here!
The Countess will then ask you to find her missing earring, which is on the balcony to the left. Just examine the spilled wine, and the Countess will talk to you and ask about Vesemir. There's no reward, but there is interesting dialogue, depending on how far along you are in the main story.
